I am a licensed residential real estate appraiser specializing in Newport County, Rhode Island, which is made up of Aquidneck Island, being the city of Newport and the towns of Middletown and Portsmouth. The other towns are Jamestown, Tiverton and Little Compton.  I have 23 years of real estate appraisal experience; almost all of it is in residential work in Newport County.   That is about 7,000 residential appraisals!

I live on Aquidneck Island.   This is my family’s community and I take watching and understanding what is happening here very seriously. 

Bankers and Brokers - What I will do for you:

 Upon receiving an appraisal assignment – I will contact the listing broker as soon as possible.  I know the broker is waiting for my call.  There will be no broker or owner calling the banker asking where is the appraiser?

 Talk to the listing broker to understand the activity on the property and the market from their perspective. 

Bankers, I know your needs quite well:

 My work will be done on time and my appraisals will be thorough and as convincing as professionally possible. 

Your underwriter will not have doubts or questions after reviewing my appraisals.

 An analysis, opinions, and conclusion developed and prepared in conformity with the Uniform Standards of Professional Appraisal Practice.

The definition of market value used is the most probable price which a property should bring in a competitive and open market, under all conditions requisite to a fair sale, the buyer and seller, each acting prudently and knowledgeably and assuming the price is not affected by undue stimulus.

You will get an appraisal that reflects a very ‘reasonable’ and honorable value.  I like to say where both buyer and seller win.
